Our Experience

As you may be aware, ‘Commercial / Industrial’ leases are very different to your standard residential format. Prepared by solicitors in many cases, these documents vary in many ways although are all similar in that they contain complex rules and conditions relating to the way each individual property must be handled and exactly what party is responsible for what.

Date deadlines, maintenance schedules, taxation accountancy and record keeping mean that an immense responsibility is placed on whoever manages a rental property to thoroughly understand and comply with legal documentation as well as having a good working relationship with all tenants.

Failure to comply with a single aspect of a lease document can attract either harsh penalties to either the owner (you) or the owner’s nominated managing agent (us) or in some circumstances can invalidate a lease document.

Knowledge and information ‘at hand’ is always a key requirement for all property owners.

Nobody likes the hassle of compiling information from months ago to answer questions or to compile tax returns.

If is for this reasons the following reports will be provided to you and will be securely filed at M5 Industrial Property Services in case you misplace your copy.

Reports

  • Fortnightly remittance via email confirming funds have been transferred to your account.
  • Monthly Tax statement showing income and expenditure with GST breakdowns.
  • Quarterly and Annual income and expenditure statements showing GST position for BAS.
  • Periodic report showing photos of the property and any concerns that we or the tenants may have.
  • Recent deals within the market (both sales and leases) to keep you abreast of the ever changing market conditions.
  • Regular statutory and legislative updates that may affect your property or your return.

Payments and Statements

To help maximise your rental return, we ensure payments are forwarded to you promptly on the 15th and 30th of each month via EFT.

Each month, you will be provided with an itemised statement showing all rental income and any payments made on your behalf. Should any payments have been made; a copy of the suppliers invoice will also be attached.

Below are some of the more common accounts that can be paid by M5 Industrial on your behalf:

  • Outgoings
  • Council Rates
  • Strata Levies
  • Water Rates
  • Insurance Premiums
  • Land Tax
  • Maintenance contracts

We also encourage and educate the tenants to pay the full rental amount when due, to ensure that your investment is working for you.

However, should tenants fall into arrears; we will politely remind them via SMS, email and phone calls between 9.00am and 10.30am every morning.

Should arrears reach (14) days, you will be contacted and a plan of action discussed.
